As part of the renovations ahead of Samovar’s opening in Bunbury, Bunbury Refrigeration & Air Conditioning was engaged to convert an existing room into a purpose-built commercial coolroom for food storage.
While coolroom construction is a regular part of our work, building within an existing room presented several additional challenges and required a different approach from a typical installation.
Measuring approximately 1900mm × 2450mm × 2300mm, the new coolroom was constructed using 75mm EPS insulated coolroom panels.
During a typical coolroom installation, our technicians can access the outside of the panels throughout construction. At Samovar, however, the coolroom was built within the confines of an existing room, leaving no external access to the panels once they were in position.
To overcome this, the team used a tilt and up-and-over installation method, carefully manoeuvring and positioning each insulated panel from within the available space.
The existing tiled floor and floor waste were retained, with the coolroom designed and manufactured to suit the dimensions and constraints of the room.
An unexpected challenge arose when the supplied coolroom door arrived configured for an external installation rather than the internal installation required for the space.
To avoid delaying the project, our team modified the door on site so it could be installed internally and operate correctly within the completed coolroom.
The finished room features an 800mm × 2000mm sliding door, with the door heaters installed and tested during final commissioning.
To maintain the temperature required for commercial food storage, we installed a Tecumseh/Cabero refrigeration system designed to keep the coolroom at approximately 2°C.
The system also includes an IJW2B02 electronic controller, providing advanced control and monitoring of the coolroom's refrigeration system.
The condensing unit was installed on the roof, with refrigeration pipework running between the coolroom and the rooftop equipment.
Once the installation was complete, our refrigeration technicians commissioned and thoroughly tested the system to confirm that everything was operating correctly.
With installation and commissioning complete, Samovar now has a dedicated commercial coolroom ready to support its day-to-day food storage requirements.
This project is a great example of why commercial refrigeration isn’t always a one-size-fits-all solution. Existing buildings can present access and design constraints that call for careful planning, practical problem-solving and the ability to adapt on site.
